Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application fee per applicant: $100
Corporate Application Fee: $100
Corporate Occupant: $25 per occupant
Guarantor Application Fee: $75
Security Deposit/Holding Deposit: $250 refundable amount taken at applications, should be the standard refundable if denied or cancels within 3 business days
Security Deposit - Additional: One-half month based on results of credit report
Security Deposit - Maximum: One month's rent based on results of credit report
Administrative Fee: $150
Gate Wise web access: $50 per leaseholder
Pet fee at move-in non-refundable: $400 1st pet $100 2nd pet
Monthly pet fee: $20 per pet
Garage - Detached: $150
Lock Change Fee (by resident request): $50
Key Replacement Fee (if lost): $5
Pool Wristband Replacement: $5
Studio Apartment Utilities: $75 monthly water, sewage, trash, pet control
1 Bedroom Apartment Utilities: $85 monthly water, sewage, trash, pet control
2 Bedroom Apartment Utilities: $95 monthly water, sewage, trash, pet control
3 Bedroom Apartment Utilities: $105 monthly water, sewage, trash, pet control
Utility Billing Fee: All in Smart Bundle
Utility Billing Fee - if not in resident's name: $25 plus cost of utility each month charged if not transferred to resident name.
Late Fee: Late fee of 10% of the market rent is charged on the 6th.
NSF Fee: $50.00 plus applicable fees
Termination Fee: Equivalent to two-month base rent
Apartment Transfer Fee: A new security deposit is due at time of transfer request $250, is refundable if denied or cancels within 3 business days, Non-refundable transfer fee is due at time of transfer $500. All new pet fees are due at time of transfer.
Liability Insurance if renter's insurance policy lapses: $13.22 (not to exceed $15 per month)

Rent $20

Comments: Only one nonrefundable fee of $400 for 1 pet or $500 for 2 pets due at move-in. Pet rent of $20 a month per pet. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are to limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

Evergreen Lenox Park is a Non-Smoking Community and requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
